Paramount Property - e-SPA: A Simpler, Safer Way to Sign Your Sale & Purchase Agreement

Starting 1 January 2026 the Ministry of Housing and Local Government (KPKT) will require Sales & Purchase Agreements (SPA) for selected residential properties to be signed digitally through the Housing Integrated Management System (HIMS).*

What is
e-SPA?

e-SPA (Electronic Sale & Purchase Agreement) is the digital version of the traditional SPA.

Instead of signing physical documents, homebuyers complete the signing process online via HIMS, the official housing platform developed by KPKT.

Once signed by all parties, the e-SPA is digitally stamped, securely stored, and carries the same legal standing as a printed agreement.

Getting Ready to Sign Your e-SPA

To sign your e-SPA, you'll first need a verified digital identity through iDsaya, the government-approved digital ID app.

How the e-SPA Signing Process Works

When your SPA is ready:

1 Email

You'll receive an email notification from HIMS

2 Email

Review your e-SPA details online

3 Email

Create your Digital Certificate PIN in HIMS

4 Email

Follow the guided steps to sign digitally using your
Digital Certificate PIN in HIMS and the one-time verification code (TOTP) from iDsaya

5 Email

The e-SPA will be digitally stamped once all parties have completed signing.

You'll receive a PDF copy for your records, and your appointed solicitor will also retain a copy

For certain Paramount Property projects, your assigned solicitor may be present to guide you through the signing process.
