Sayangi Rumahku: PPR Seri Cempaka’s sports court all set for a makeover

PETALING JAYA (Oct 27, 2019): The sports court of PPR Seri Cempaka public housing scheme in Pantai Dalam, Kuala Lumpur will see a total makeover very soon under the Sayangi Rumahku campaign.

The campaign began with the refurbishment of the sports court at PPR Lembah Subang 1 in Petaling Jaya, Selangor. The refurbishment was completed end-August and similar works at PPR Seri Cempaka in Pantai Dalam will commence next in early November.

The refurbishment of PPR Seri Cempaka’s sports court will convert the existing netball court into a multipurpose court that can be used for futsal and badminton as well. Additionally, there are plans to install a flexible netball post and two futsal goal posts.

The present damaged court surface will be patched up and extended significantly by 20ft to ensure greater practicality and safety for the residents of the public housing.

On top of that, the court is expected to don a fresh new coat of paint similar to that of PPR Lembah Subang 1 – showcasing colours of the Malaysian flag but with its own unique design. 

The refurbishment is estimated to take about seven weeks to complete with the help of volunteers from PPR Seri Cempaka community, EdgeProp.my, Paramount Property Development Sdn Bhd and Nippon Paint Malaysia.

The court will be extended by 20ft to accommodate both futsal and netball courts.

Residents of PPR Seri Cempaka can look forward to a more vibrant and colourful multipurpose court that is safe to use for their healthy pursuits. 

The Sayangi Rumahku campaign is a joint effort by EdgeProp.my, Paramount Property Development and Nippon Paint Malaysia in support of the National Community Policy or Dasar Komuniti Negara (DKN) formulated by the Housing and Local Government Ministry. The DKN is aimed at improving the lives of the B40 group.

Paramount Property lauds government’s move to open up property market

PETALING JAYA (Oct 15): Paramount Property Development Sdn Bhd lauded the government’s move to lower the property price threshold for foreign ownership as this is a good way of managing market inventories while welcoming global citizens to Malaysia, thus creating vibrancy to the market. 

“Opening up the market to foreign purchasers in a controlled way is a responsible way of managing housing stock to ensure that housing is firstly built for locals but in a global economy that desires foreign investment and welcomes tourists, we also build for other world citizens,” said Paramount Property CEO Beh Chun Chong in a press statement today.

The government in its Budget 2020 which was tabled in Parliament on Oct 11, has proposed that the foreign ownership threshold be lowered to RM600,000 from RM1 million to attract foreign buyers to absorb the oversupply of high-end residential property.

Beh added that in order to effectively resolve the property overhang issue, an implementation guideline is needed for the market to react.

Paramount Property also commended Putrajaya’s proposal to revise the base year for real property gains tax (RPGT) from the current year 2000 to 2013, as this would encourage long-term property owners who are looking at upgrading their homes.

Meanwhile, Beh noted that the government is making efforts to facilitate homeownership through various measures such as the enhancement on Rent-to-Own financing, the Youth Housing Scheme and loan guarantee by Cagamas.

The government will also allocate funds for the maintenance of low and medium-cost housing which Beh sees as a commitment towards building a healthy community.

“Paramount is a strong believer in this and participates in EdgeProp’s Sayangi Rumahku campaign whereby Paramount Property has undertaken to maintain the sports courts of three public housing projects in the Klang Valley.

“The programme is meaningful and in line with our corporate vision of changing lives and enriching communities for a better world,” he stressed.

Overall, Beh described Budget 2020 as a rakyat-friendly one as there are several practical proposals that are aimed at stimulating the economy, to increase productivity and to raise the people’s income.

“Laudable is the Malaysians@Work four-pronged initiative aimed at creating better employment opportunities for youths, unemployed graduates and women who want to return to work after taking a break of more than a year,” added Beh.

Budget 2020 also proposed to raise the minimum wage to RM1,200, from RM1,100, introducing measures to lower the cost of living cost, such as reducing toll charges and addressing the pressing needs of urban dwellers.

Colours and smiles at PPR Lembah Subang 1 refurbished sports courts

Oct 12, 2019: Yellow, red, white and blue — inspired by the colours of the Malaysian flag — the newly-refurbished multipurpose sports courts of PPR Lembah Subang 1 are giving its residents something to cheer about.

Gone are the old, dilapidated sepak takraw courts with their floodlights in a state of disrepair. They had also posed a safety concern to those using the courts.

With the refurbishment, they are now looking bright, vibrant and most importantly, restored to multi-functional courts suitable for futsal complete with two goal posts and two badminton courts.

The residents wasted no time in enjoying the “brand new” sports courts. When EdgeProp.my visited PPR Lembah Subang 1 in early September, scores of children can be seen having a blast playing at the courts.

The courts were completed on Aug 30, just in time for National Day, with the help of more than 40 volunteers from PPR Lembah Subang 1 residents, Paramount Property, Nippon Paint Malaysia and EdgeProp.my. Many had worked over six hours a day to meet the deadline.

The refurbishment project is part of the Sayangi Rumahku campaign, a joint effort by EdgeProp.my, Paramount Property Development and Nippon Paint Malaysia in support of the National Community Policy or Dasar Komuniti Negara (DKN) formulated by the Housing and Local Government (KPKT) Ministry to improve the lives of the B40 group.

The Sayangi Rumahku campaign shifts its attention to PPR Seri Cempaka’s sports courts after this, followed by those of Perumahan Awam Seri Kedah.

This private sector initiative is expected to benefit close to 16,000 residents living in 4,116 units in the three public housing schemes.

Paramount to launch second Cyberjaya development this October

Sept 28, 2019: CYBERJAYA: Paramount Property Development Sdn Bhd will be launching phase one of Sejati Lakeside, its second landed housing project in Cyberjaya, this October.

Paramount Property CEO Beh Chun Chong told EdgeProp.my that the 41-acre freehold development has a GDV of RM570 million. It will comprise 418 units of two-storey terraced houses, superlink houses and semidee homes with a modern sleek design.

Phase one offers 130 units of two-storey terraced houses with a GDV of RM130 million. Each unit has a land area size of 22ft by 70ft and 2,546 sq ft built-up.

Every house has four bedrooms and is priced at RM928,000.  They are slated to be completed within two years.

“Sejati Lakeside is just 1.5km away from our Sejati Residences development and close to King Henry VIII College located at Cyber 11. The sales gallery is now under construction and will open to interested buyers soon,” he said.

The remaining two phases of Sejati Lakeside will be launched next year depending on market demand, added Beh.

Paramount Property’s first high-end landed residential project in Cyberjaya was Sejati Residences which was launched back in 2011. The development emphasises being close to nature and a master plan that promotes a wellness lifestyle.

Completed over three phases, Sejati Residences has a total of 249 units of strata landed houses built on a 40-acre tract. It consists of semidees, detached houses, courtyard villas and superlink houses.

Sejati Lakeside is built beside a 45-acre lake and the developer plans to build a lakeside promenade with a 2.2km jogging trail.

Unlike Sejati Residences, the non-strata Sejati Lakeside does not have a clubhouse. Nevertheless, the developer has allocated five acres of land for recreational parks and wellness facilities catered to residents of all ages.

For instance, the Cardio Park and Bark Lawn come with a par course and outdoor exercise equipment while the Eco Garden will have a tropical spice garden and fruit orchard as well as a picnic area. There will also be basketball and badminton courts, a pets’ zone and an amphitheatre that could be used as a community activity space.

Targeting multi-generational families and upgraders looking for bigger homes, Beh cited for example the semidees which will have a spacious bedroom on the ground floor suitable as a room for the elderly or as a guest room.

The developer has also decided to maximise the space for the kitchen area to encompass both wet and dry kitchens.

“Our design emphasises space flexibility for growing families and enables a multi-generational family to live together. As these are non-strata units, they offer owners the flexibility to renovate the facade or make extensions for future needs,” Beh said.

Buyers’ needs evolving

Having been in the industry for over 20 years, Beh noted that requirements for a home have evolved and developers will need to adapt to the changes to offer relevant products that the market wants.

Internet-savvy buyers are doing their research from web and thanks to low-cost carriers, many people have travelled and experienced varied lifestyles, making them more sophisticated consumers, he said.

Commenting on affordability and location, Beh said homebuyers of different age groups have different needs, citing for example, young salary earners who prefer to stay in the city centre while growing families would not mind staying further from the city to gain a better living environment.

Hence Cyberjaya in the southwest of Kuala Lumpur has become a popular area for young families due to its accessibility and amenities as it is close to Putrajaya and Sepang, said Beh.

For example, he added, Sejati Residences has attracted buyers who work in Putrajaya and Cyberjaya, upgraders from neighbouring residential areas as well as homebuyers from Petaling Jaya, PuchongSepang and Dengkil who want a good living environment with lifestyle offerings.

Meanwhile, Paramount Property has also lined up launches of new phases in its existing townships including 100 units of two-storey superlink houses called Senni in Bukit Banyan in Sungai Petani, Kedah with an estimated GDV of RM44.22 million. The units will be on 24ft by 75ft lots while built-ups are from 2,572 sq ft.

Over at its Utropolis development in Batu Kawan, Penang, it will launch phase 3 called Sinaran with an estimated GDV of RM567 million which comprises 16 units of two-storey shopoffices and 982 serviced apartment units.
