Paramount aims for RM1b property sales this year

KUALA LUMPUR: Property developer, Paramount Corp Bhd, is maintaining its sales target at RM1 billion this year despite the soft property market sentiment.

Group chief executive officer Jeffrey Chew, however, said with the 23 per cent improvement in sales, year-on-year, to RM1 billion in 2018 from RM815 million in 2017, the group is optimistic the target would be achievable, driven by several new launches coming up this year.

Speaking to the reporters during a briefing on the group’s 2018 financial results, he said Paramount’s unbilled sales amounted to RM995 million as at end-2018.

“We are planning to launch new phases of existing projects in 2019 with an estimated gross development value (GDV) of RM1.3 billion which includes expanding our footprint to Klang, Selangor, with an integrated property-education development project of 13.48 hectares located at Jalan Goh Hock Huat.

“Next, we have the ATWATER commercial development in Section 13, Petaling Jaya, to be launched to complement the residential units that recorded 84 per cent take-up rate last year,” he said.

Chew said the group would also launch the third phase of its Utropolis serviced apartments in Batu Kawan, Penang.

“Meanwhile, Paramount will also replenish its land bank by 16.75 hectares in Cyberjaya, Selangor, and work towards launching the first phase of the residential development in third quarter 2019,” he added.

On the co-working space segment, Chew said the group was planning to open another three co-working sites in 2019, located at Naza tower (KL city centre), Sekitar 26 (Shah Alam) and the expansion of the Starling Mall space.

“Including this year’s launches, to-date, Paramount has four co-working space which can accommodate 1,200 and we are projecting to garner revenue of about RM4 million by the year-end for this segment,” he said.

Paramount’s net profit for the financial year ended Dec 31, 2018 declined 29 per cent to RM94.92 million from RM133.64 million in 2017 while revenue increased 19 per cent to RM210.53 million from RM187.83 million previously.

Paramount Corp to rollout PJ Sec 14 TOD development in 2020

PETALING JAYA (March 7, 2019): Paramount Corp Bhd’s joint venture with state government-owned MBI Selangor to develop a 9.6-acre site in Section 14, Petaling Jaya, Selangor into a transit-oriented development (TOD) has been completed.

The development, expected to be launched next year, has an estimated GDV of RM1 billion.

“The launch will be in 2020. The tentative plan is for a residential development with limited commercial elements with a link bridge to Asia Jaya LRT station,” said Paramount Property CEO Beh Chun Chong (pictured) after the company’s financial results briefing today.

There would be around 20,000 sq ft of commercial space and about 2,000 residential units, of which 30% will be starter homes (studio apartments of around 500 sq ft) for single wage earners, Beh added.

The site located 400m from the Asia Jaya LRT station is currently used as an open air carpark.

MBI Selangor is a corporate body established by the Selangor government to administer assets and investments of the state government.

Meanwhile, Paramount Corp is expanding its co-working space business, Co-labs, to Kuala Lumpur City Centre with a new space in Naza Tower, which is expected to open in June.

Paramount group CEO Jeffrey Chew said the 27,000 sq ft Co-labs in Naza Tower can accommodate 400 seats.

Currently, Co-labs is in Utropolis Glenmarie and Starling Mall in Damansara Utama, Selangor. Both have occupancy rates of more than 90%.

“The addition of Co-labs Naza Tower will increase the total Co-labs space to 60,000 sq ft or 1,200 seats. We expect this segment to contribute RM4 million in revenue by year-end,” he added.

PETALING JAYA (March 7, 2019): Paramount Corp Bhd will be launching seven projects in northern and central Malaysia with a total GDV of RM1.345 billion this year. it aims to continue achieving RM1 billion sales in 2019.

Group chief executive officer Jeffrey Chew said despite the challenging market, the company hit its RM1 billion sales target in 2018 with positive take up of new launches in Batu Kawan in Penang and Petaling Jaya, Selangor.

“Currently we have an unbilled sales of RM995 million and low unsold stock (33 units worth RM23 million). With the upcoming launches, we are eyeing to achieve the RM1 billion sales target, same as 2018,” he told the reporters during a media briefing today.

He added that a new development Berkeley Uptown integrated township project in Klang will be launched on March 23, 2019.

This 28.3-acre township has a potential GDV of RM1.2 billion and comprises Sri KDU International School, serviced apartments, commercial zone for retail and offices as well as a public park.

Paramount Property CEO Beh Chun Chong added that phase one of Berkeley Uptown in Klang which will be launched in March, will be a two-block serviced apartment with 482 units carrying an estimated GDV of RM223 million.

Built-ups of the serviced apartments will range between 870 sq ft and 1,600 sq ft with prices starting from RM400,000.

The company will also begin the construction of the 5-acre Sri KDU International School at the development’s freehold site located at Jalan Goh Hock Huat, Klang.

In 3Q2019 the developer will be unveiling phase one of the 41.4-acre Cyberjaya Lakeside development which has a projected GDV of RM570 million.

Phase one will be a landed residential development of 130-unit homes with an estimated GDV of RM132 million.

The other five developments will comprise new phases at Paramount’s existing developments including; Bukit Banyan in Kedah; Utropolis Batu Kawan in Penang; Greenwoods in Salak Perdana, Sepang; Atwater in Section 13, Petaling Jaya; and the Rumah Selangorku project in Kemuning Utama, Selangor.

Earlier in January, the company launched the commercial component of the Atwater development in Petaling Jaya, which comprises two office towers and a retail component that carries a GDV of RM313 million.

“In the Central region, our launches will include an affordable landed homes project in Greenwoods [in Salak Perdana, Sepang] comprising 237 double-storey terraced houses with an estimated GDV of RM136 million; In Kemuning Utama, there will be a 650-unit Rumah Selangorku apartment project which has an indicative GDV of RM113 million,” said Beh.

In the Northern region, the Utropolis Batu Kawan development will see new launches in 4Q2019 including a serviced apartment project with a GDV of RM222 million and commercial shops with a GDV of RM21 million.

In Kedah, Paramount will continue to launch new landed homes at its Bukit Banyan development in Sungai Petani, adding another 489 units of homes with an estimated GDV of RM185 million.

The company currently has a total landbank of around 600 acres with potential GDV of over RM8 billion.

KUALA LUMPUR (Mac 7, 2019): Pemaju hartanah, Paramount Corp Bhd, menyasar untuk mengekalkan jualan RM1 bilion tahun ini meskipun sentimen pasaran hartanah suram.

Ketua Pegawai Eksekutif Kumpulan, Jeffrey Chew berkata berdasarkan peningkatan jualan sebanyak 23 peratuskepada RM1 bilion pada 2018 daripada RM815 juta pada 2017, pihaknya yakin sasaran itu boleh dicapai dengan dipacu beberapa pelancaran baharu tahun ini.

Beliau berkata jualan belum dibilkan Paramount berjumlah RM995 juta setakat akhir 2018.

“Kami merancang untuk melancarkan fasa baharu bagi projek sedia ada 2019 dengan anggaran nilai pembangunan kasar (GDV) RM1.3 bilion.

“Ia merangkumi pengembangan ke Klang, Selangor dengan projek pembangunan hartanah-pendidikan bersepadu seluas 13.48 hektar di Jalan Goh Hock Huat.

“Selain itu, kami mempunyai pembangunan komersial Atwater di Seksyen 13, Petaling Jaya, yang akan dilancarkan bagi melengkapi unit kediaman berkenaan yang mencatatkan kadar pembelian 84 peratus tahun lalu,” katanya kepada pemberita semasa taklimat prestasi kewangan 2018 syarikat itu di sini, hari ini.

Chew berkata syarikat juga akan melancarkan fasa ketiga pangsapuri berperkhidmatan Utropolis di Batu Kawan, Pulau Pinang.

“Dalam pada itu, Paramount akan menambah semula jumlah simpanan tanah menerusi 16.75 hektar kawasan di Cyberjaya, Selangor dan berusaha ke arah pelancaran fasa pertama pembangunan kediaman itu pada suku ketiga 2019,” katanya.

Mengenai segmen ruang kerja bersama, beliau berkata syarikat merancang untuk membuka tiga lagi ruang kerja bersama pada 2019 yang terletak di Menara Naza (pusat bandar raya Kuala Lumpur), Sekitar 26 (Shah Alam) serta perluasan ruang Starling Mall.

“Termasuk pelancaran tahun ini, setakat ini, Paramount mempunyai empat ruang kerja bersama yang boleh menempatkan 1,200 orang dan kami menjangka dapat merekodkan perolehan kira-kira RM4 bilion bagi segmen ini menjelang akhir tahun,” katanya.

Keuntungan bersih Paramount bagi tahun kewangan berakhir 31 Disember 2018 susut 29 peratus kepada RM94.92 juta daripada RM133.64 juta pada 2017 manakala perolehan meningkat 19 peratus kepada RM210.53 juta daripada RM187.83 juta.

推13亿新盘拓展共享办公室 百乐园今年10亿销售目标

(吉隆坡3 月7日讯)百乐园(PARAMON,1724,主板产业股)为2019年设下10亿令吉的销售目标,并计划在今年推出发展总值(GDV)高达13亿令吉的房产项目,以及3个共享办公室据点。

该公司首席执行员周胜忠在周四的业绩汇报会上表示,旗下房产业务在2018年设下的10亿令吉的销售目标已达标。

“虽然如今房产市场不景气,但我们希望公司在未来几年销售总额都能到10亿令吉。”

他也指出,百乐园在今年会推出的项目包括位于雪兰莪州巴生的Berkeley Uptown、雪兰莪八打灵县的Atwater商业项目以及槟城峇都交湾的Utropolis服务公寓。

同时,百乐园房产首席执行员马骏骢相信,上述房产项目将推动百乐园在今年获得10亿令吉的销售目标。

截至2018年12月31日,该公司的未入账销售按年提高63%,至9亿9500万令吉,地库总面积为225公顷,发展总值预计有69亿令吉。

另外,周胜忠也指出,百乐园接下来将再设立2个新的共享办公室(Co-Working Space)据点,分别位于吉隆坡市中心的NAZA大楼和莎阿南的Sekitar 26。

“我们希望通过拓展共享办公室业务–Co-Lab,以提高我们品牌知名度。这有助于Co-Lab在未来打进其他东南亚市场。”上述2个新的共享办公室据点预计在6月份启用。

脱售或分拆K-12

同时,百乐园也将拓展原有位于雪兰莪八打灵县Starling Mall的共享办公室。

马骏骢表示,共享办公室业务有望在2019年贡献高达400万令吉的营业额。

而届时公司管理的共享办公室面积会达到1万6000平方呎。

同时,周胜忠也透露,百乐园正在探讨脱售12年教育(K-12)业务,或将其分拆上市的可能性。

“我们希望可以释放该业务的投资价值,并在未来专注经营房产业务。”REAL教育集团的校长在去年约满离任。

百乐园聘请了精英大学副主席吴志良担任K-12和REAL教育集团的首席执行员。
